Full Management

Full Management — 12% of rent plus £2.00 per rent interval collected.

Tenancy Set-Up (new let) — 60% of first month’s rent (minimum £480).

Management Transfer (mid-tenancy) — 30% of first month’s rent (minimum £240).

Tenancy Renewal or Extension — £120 per renewal/extension.
Let and rent collection

Let and Rent Collection — 8.4% of rent plus £2.00 per rent interval collected.

Tenancy Set-Up (new let) — 80% of first month’s rent (minimum £640).

Transfer (mid-tenancy) — 30% of first month’s rent (minimum £240).

Statutory Notices — £120 per notice (e.g., Section 8/Section 21).

Inspection Visit (ad-hoc) — £150 per visit.

Certificate Expiry Reminders (optional) — £10 per reminder per certificate.


Let only (tenant-find and set-up)

Let-Only (Tenant-Find and Set-Up) — 100% of first month’s rent (minimum £800).

Statutory Notices — £120 per notice (e.g., Section 8/Section 21).

Inspection Visit (ad-hoc) — £150 per visit.

Certificate Expiry Reminders (optional) — £10 per reminder per certificate.
General (applies to any tier)

Court or Tribunal Attendance — £200 per hour (two-hour minimum) plus travel/parking at cost.

Landlord Bills Management — £25 per utility per month.

Selective Licence Application — £220 plus council fee at cost.

HMO Licence Agent Listing — £100 per licence.

Document Copies — £10 per document.

Additional Interim Statement — £20 per statement (first statement per month included on request).

Bespoke Statement or Custom Report — £25 per report.

Hard-Copy Documents Handling — £18 handling plus document cost and postage at cost.

International Payments — £15 per payment plus bank charges at cost.

Non-Resident Landlord (NRL) Administration — £25 per landlord per month, £15 per annual return, £100 per quarterly submission.

Inventory (standard) — Included. Extra charge only if you request a different provider/urgent/extra visits/specialist content (quoted).


General (applies to any tier)

Collections Surcharge — £2.00 per rent interval collected (charged once per rent received; if already included in a tier line, it isn’t charged again).

Minimum Fee for Full Management and Let and Rent Collection — If services end early and the total accrued management commission is below the Minimum Fee, a top-up applies so the total equals six months’ management commission.

Minimum Fee for Let-Only (Tenant-Find and Set-Up) — Equals the Let-Only fee: 100% of first month’s rent (minimum £800).

VAT — All fees include VAT.
